The co-ordinated security system provided for residents at Sanctuary Lakes Resort (SLR) is in three parts:

  • Mobile road patrols
  • Residential back-to-base Alarm System monitoring
  • Monitoring by Stay Safe Security Pty Ltd, a specialist electronic monitoring station.

Since 1 July 2015, the security service has been provided by SLR SECURITY Pty Ltd, a wholly-owned subsidiary of Sanctuary Lakes Resort Services Ltd (SLRS).

SLR Security is based in the Security Office on the corner of Sanctuary Lakes North Boulevard and Broadbeach Circuit at the entry to the Lakeside Central gated community.

In previous years, the service had been provided by ClubLINKS Security as a contractor to SLRS.  When their contract expired on 30 June 2015, the Board of SLRS decided to bring the delivery of security services “in house”.  SLR Security has engaged Stay Safe Security to provide monitoring services through their call centre.  

Mobile Road Patrols

A Resort Services Officer (RSO) is always on duty at Sanctuary Lakes Resort, 24 hours every day.  On average, he will pass by each house in the Resort three times each day in addition to other duties which take him to random spots in SLRS irregularly.  He watches for unusual or illegal activities.  He is NOT a police officer but is in regular contact with the local police and collects evidence where appropriate.

There are security cameras at key locations including the entry and exit Boulevards.  These cameras are remotely recorded to disc along with the date & time.  These records can be used by both Security and police to identify illegal or inappropriate activities.  Evidence collected in this manner has been of use to Victoria Police in the past.

The RSO can be contacted by phoning the Sanctuary Lakes Resort Security Office at 03 9394 9477, 24 hours a day.  If the Office is unattended, there is a voice mail provision and the RSO will attend to the message when next in the Office.  The call may be transferred to Stay Safe if the RSO is involved in another matter.  When calling and speaking directly to a Resort Services Officer or with Stay Safe, it is vital to provide full details of your name and contact phone numbers, the property address, the problem you are calling about and any other pertinent information.

The road patrols provide a layer of safety and comfort for all residents.  Crime rates in Sanctuary Lakes Resort are well below those in neighbouring areas.

Residential Security Alarm System

The private security service provided at Sanctuary Lakes Resort is supported by back-to-base monitoring of the Alarm System which the owners corporation rules state must be installed to every house.  This monitoring, together with mobile patrols, have been identified in resident surveys as one of the most important benefits provided to Sanctuary Lakes residents.

Section 3.6.4 of the Home Owners Building Code requires all residents to install a Security System in their homes that is:

  • Approved in writing by Sanctuary Lakes Resort Services;
  • Conforms to the minimum standards as specified; and is
  • Connected to the approved Monitoring Station as stipulated by the Architectural Review Committee on behalf of SLRS.

SLRS recommends using the services of an SLR Security approved contractor to guarantee an installation compliant with the Code.  However residents have the option to install a compliant alarm system using their own contractor.

Below are the approved security alarm systems that meet the SLRS minimum standards:

  • 1 x Bosch Solution 16+ - 16 zone control equipment panel; or
  • 1 x Bosch Solution 64; 64 zone control equipment panel; or
  • 1 x DAS NX-16; 16 zone control equipment panel; or
  • 1 x Paradox 6000 panel; or
  • 1 x Paradox 7000 panel; or
  • 1x Hills Reliance 16; 16 zone control equipment panel.

A compliant security alarm system package will also include:

  • 1 x entry/exit equipment English language LCD code pad,
  • 1 x external siren and strobe light with monitored tamper switch,
  • 1 x flush mounted internal siren,
  • Minimum of 3 x flush mounted door reed switches (1 dedicated to each of the main and laundry entry doors plus 1 optional location)
  • Minimum of 4 x passive infrared receiver (PIR) motion sensors (1 dedicated to alarm panel protection. We recommend placing the alarm panel in the garage and the PIR will also protect the garage.)
  • 2 x surface mounted panic alert buttons, (1 x installed in bedroom & 1 x optional location)
  • Minimum of 2 x system monitored smoke detectors compliant with Australian Standards AS3786 (1 to each Level of a multi storey home)

Your security system will also require:

  •  1 x Telstra Mode 3 network boundary telephone socket available adjacent to the 240 Volt GPO at the alarm panel location as this is an “Essential Service”
  • 1 x Telstra Central ADSL filter wired to protect the alarm panel from interference from the ADSL signal

Commissioning of an approved alarm system to the monitoring station is performed by SLR Security.  After a telephone service has been connected to the home, the home owner must ring Security Manager on 9394 9473 or email This email address is being protected from spambots. You need JavaScript enabled to view it. to arrange for the service to be connected.  A fee will be incurred.  Details are shown on the form Alarm Commissioning Request which is obtained by downloadCLICK HERE.  Complete the form, arrange payment as shown on the form and deliver the form to Security at the Security Office, to Sanctuary Lakes Resort Services reception at the Community Centre or by mail to SLR Security at the address shown on the form.  Note that any inability to carry out the commission due to a non-compliant system or any other problem will result in a service call charge being applied.

Once the alarm system has been commissioned, all monitoring costs are included in the Owners Corporation Levy paid each year by each lot owner in Sanctuary Lakes Resort.  No contract for alarm monitoring by another company is needed.

Gated Communities

Residents constructing homes in gated Communities in Stages 4, 8, 21, 25b, 33, 36, 46 & 90 must:

  • Appoint the licensed & SLR Security-approved contractor to install the necessary Gated Stage Communication equipment and so provide access to the services offered. SLR Security is approved by ClubCOM Telecommunications to perform the connection to and cutover of the cable television, community telephone and fibre optic cable connection for high speed broadband services to the homes constructed in the gated stages (as above) and is the only contractor nominated by SLRS as competent to do this.   • Homes constructed in Jardin Estate (Stage 31) must comply with the gate communication cabling as specified in the Land Contract of Sale documentation from Sunland Group – phone 9825 4700. Installation and connection of the Gate Communications is the responsibility of the lot owners and should be coordinated through Sunland Group. Open (non-gated) Communities

Residents constructing homes in Fibre to the Kerb communities in parts of Stages 41B, 43, 45A, 45B, 45C, 47A, 47B, 47C, 48A, 48B, 80 & 88 must:

Purchasers of Existing Houses

Purchasers of an existing house should ensure that their home has had the back-to-base security system connected.  Once their telephone line is operating, they should call the Resort Services Officer on 9394 9477 to check the connection.  A fixed telephone line is needed – a mobile service is not sufficient. Details are shown on the form Alarm Commissioning Request which is obtained by downloadCLICK HERE.  Note that a faulty or non-compliant system will result in charges being applied to get the system active and on line.

Purchasers of an existing home in either a Gated Stage or in an open community Fibre-to-the-Kerb stage as noted above should ensure that their new house has had the communications equipment installed and connected. If you are in doubt, you may contact SLR Security on 9394 9477 for advice.

Ongoing maintenance

As with all electronic equipment, your home security system requires maintenance. The battery does not last for ever and faults can cause false alarms, usually at inappropriate times. If your system has a fault that needs attention, set out your details on the Alarm Service Request downloadCLICK HERE and deliver it to Security at the Security Office, to SLRS reception at the Community Centre or mail the form to SLR Security at the address shown on the form. Non-Urgent Security Concerns

Any resident with observations of unusual or suspicious behaviour around the Resort should ring 9394 9477 and report it to our Security Monitoring service.

Non-urgent concerns about a security matter should be reported to our security team at This email address is being protected from spambots. You need JavaScript enabled to view it..  Such non urgent matters may involve noisy vehicles, vehicles being driven in an inappropriate manner, unusual meetings, inappropriate behaviour or other matters of concern.

Similarly any suggestions about matters that a resident may feel should be considered by our security staff should similarly be reported to our security team at the same address.  While we are not encouraging residents to form vigilance groups, observations by residents may provide useful intelligence for our security staff.

Key Holding Authority - A key to access your property can be left with SLR Security.  The key will only be used in accordance with the conditions shown on the Key Holding Authority Form.

Holiday Notification - Residents may advise SLR Security when they are going away on holiday and your house will be vacant.  Resort Service Officers can then keep an extra lookout for unusual activity during their patrols.
