Each lot owner within Sanctuary Lakes Resort pays an Owners Corporation (OC) fee. A Common Property Fee and a Maintenance Fund Fee also apply to some OC’s, depending on whether there is common property within the OC and whether your OC Committee has established a Maintenance Fund to cover areas of future capital expenditure.
Owners Corporation Fee
The Owners Corporation Fee is paid by all lot owners within Sanctuary Lakes Resort. It is determined by the Board and management team of Sanctuary Lakes Resort Services (SLRS), in consultation with delegates from each of the OC’s within the resort, and lot owners are sent invoices shortly after the end of each financial year for this fee.
The fee for the 2020-21 financial year is set at $2,640.00 per lot; an increase of 0% from the 2020-21 financial year.
If lot owners elect to pay their OC fees in full by the due date listed on their invoice and have no other outstanding OC fees from previous years, then a $45.00 discount on this fee will apply. This discount only applies to the Owners Corporation Fee and cannot be used for the Common Property Fee or Maintenance Fund Fee for lot owners paying these fees.
Common Property Fee
The Common Property Fee is paid by lot owners within OC’s that have common property. This fee is part of their specific OC’s budget (along with the Maintenance Fund Fee). Financial recommendations for each OC’s budget are prepared under the management agreement by SLRS in consultation with OC Committee Members. If you are a lot owner within an OC that has a budget, you will receive a copy of the budgeted expenditure for the financial year with the notice of the Annual General Meeting (AGM) of your OC.
The Common Property Fee varies depending on the OC, the common property it contains and other factors.
Maintenance Fund Fee
The Maintenance Fund Fee is paid by lot owners within OC’s that have established the fund to cover areas of future capital expenditure. This fund was formerly called a Sinking Fund, and was established in accordance with the requirements of the Owners Corporation Act 2006. If you are a lot owner within an OC that has this fee, you will receive a copy of the budgeted expenditure for the financial year with the notice of the AGM of your OC.
Wyndham City Council Rebate
In addition to these fees, lot owners with rateable properties within Sanctuary Lakes Resort receive a rebate from Wyndham City Council (WCC) for public works and services that are typically the responsibility of Wyndham City Council, but are done by SLRS per the WCC and SLRS Maintenance Contract.
This rebate will appear on your annual rate notice, and is re-calculated each year. Wyndham City Council are yet to finalise their budget, however have indicated an indicative rebate of $210.30 for the 2019-2020 financial year (compared to $205.78 for the 2018-2019 financial year).

Fee Payment Options
Shortly after the end of each financial year, invoices for the next financial year are sent to all lot owners. There are two payment options available for the payment of the fees:
- Fee can be paid in ten equal monthly instalments by direct debit from August to May each year; or
- Paid in full by the due date listed on the invoice.
Payment methods are shown on your invoice. The following payment methods are accepted:

- Electronic Funds Transfers
- EFTPOS, cash or cheque payments can be made at any Australian Post Office
- Credit Card - Pay via Credit Card (see below for transaction fees)
Payments can no longer be accepted at the SLRS Office.
If you elect to pay by monthly instalments, a Direct Debit Request Form must be completed and forwarded by the date listed on the invoice to:

Payments will be debited from your nominated bank account on the 18th of each month, from August to May (ten months and ten payments in total).
Unless you advise otherwise, your direct debit will continue to roll over each financial year. With the first debit processed 18th August each year.
A Merchant Service Fee also applies if you nominate your payments to be debited from a credit card. StrataPay credit card fees are as follows:
- VISA: 2.21%
- Mastercard: 2.22%
- American Express: 2.95%
- Diners Club: Not accepted
Dishonour Fee – If your direct debit dishonours StrataPay charges a $35 dishonour fee.
Recovery for unpaid fees is pursued through VCAT. VCAT may authorise interest and debt recovery expenses in addition to the outstanding fees payable, and any VCAT orders that are not complied with are then continued through the Magistrate’s Court.
